Constitution of Communities

We handle all the procedures for establishing a Homeowners Association:

  • Extraordinary General Meeting to establish the Homeowners Association.
  • Registration with the Tax Agency (Tax Identification Number).
  • Legalization of the Minutes Book at the Property Registry.
  • Opening a bank account in the name of the Homeowners Association.
  • Connection of utilities (electricity, water, gas, etc.) and maintenance services (cleaning, gardening, etc.).
  • Drafting of the Bylaws and Internal Regulations.
  • Preparation of the Initial Contribution Budget.
  • Administrative and Maintenance Management

Administrative procedures

We handle all administrative procedures, always focused on serving your community:

  • Drafting and sending circulars, meeting notices, minutes, etc.
  • Implementation of the bylaws, rules, and agreements adopted at the Owners’ Meeting.
  • Treasury management: Bank accounts and cash. Payments (invoices) and collections (receipts).
  • Budget preparation and financial advice.
  • Immediate attention and advice to owners.
  • Monitoring of debtors, suppliers, service companies, and employees.
  • Communication with public administrations.
  • Periodic inspections for building upkeep and maintenance.
  • Implementation of energy-saving systems.
  • Management of breakdowns and claims with the community insurance.
  • Accounting and tax management. Labor and legal advice.

We are experts

We have expert legal professionals on staff to ensure the community’s peace of mind:

  • Up-to-date accounting in accordance with the Spanish General Accounting Plan (PGC) and with maximum transparency.
  • Quarterly reports (or other frequency) upon request from the Board of Directors and the community.
  • Budget management (period evaluation and expense control).
  • Preparation of annual accounts and income and expense budgets.
  • Forms 111 and 190 (withholding tax). Form 347 (transactions exceeding €3,005.06).
  • Forms 303, 390, and 184 (VAT and rental income from communal areas), if applicable.
  • Employee registrations, changes, and terminations (Social Security System).
  • Contracts, extensions, and terminations (State Public Employment Service – SEPE).
  • Social Security contributions (Social Security System – RED).
  • Payroll and salary payments.
  • Occupational Risk Prevention (PRL) contracting. Workplace accidents and procedures with the insurance company.
  • Out-of-court collection of debts from delinquent owners.
  • Representation of the homeowners’ association before administrative and judicial authorities.
  • Legal advice for the entire homeowners’ association.
